RE: Request for Time Extension of the Jericho Subdivision
Dear Council Members
On behalf of Viper Investments please accept this request for a one year Time Extension for the
Jericho Subdivision. This development is located quarter mile west of N. Locust Grove Road
and eighth of mile south of E. Chinden Boulevard, adjoins Westborough Subdivision on the east,
Arcadia Subdivision on the south and Hightower on the north.
Jericho Subdivision contains 68 single family residential lots and 10 common lots, and two
private driveway lots on 9.52 acres. This development is zoned R-4 and R-15 already has sewer,
water, joint trench, and pressurized irrigation stubbed to accommodate the density and use.
The plat was originally approved by Meridian City Council on August 21, 2007 This will be
fourth time extension for this property. The last time extension for this development was granted
on October 16`h, 2012.
The housing market for the product in this subdivision has improved however, the applicant has
many projects currently in different phases of completion has constantly monitor where the need
for new lots is required. We plan on beginning construction next spring on this development.

Dear Land Owner:
Meridian City Code requires a meeting between the applicants of proposed applications to the
city and land owners within 300 feet of the proposed property this letter is notice of a meeting to
discuss our proposed Time Extension of Jericho Subdivision.
This is not a public hearing; public officials will not be present. If you have any questions
regarding this Meridian City Code regard neighborhood meeting requirements, please contact the

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-5A-5.
