It comprises a mixed use of residential, a self service storage facility, office, and retail. The retail/office component as well as the self storage facility all blend in to a seamless cohesive design in what will become the new standard of mixed use development especially in smaller sized parcels. In an overall search of the surrounding area, Adera will complete the balance of the mixed use dynamic by offering uses that are currently deficient. The painstaking process of isolating mixed use in the surrounding area and then leveraging those uses as well as quasi -public use created a win-win dynamic for all residents as well as business owners. Balancing the equation of having a smaller, but viable, successful development with abundant open space and quasi -public space was created with an internal pathway connecting to the larger Regional Pathway and taking advantage of surrounding uses that offer public interaction and use such as the EMS site, while never sacrificing amenities for residents and retail/office owners as well as their future patrons. Adera will complete the northwest corner with functionality and fashion. The original development agreement was finalized in 2010 by and between the City of Meridian and JJA,LLLC. It was agreed upon at the annexation of the subject property and designated as Community Commercial (C -C) zoning. The current owner is: Buyrite, LLC whose address is 16130 N. Elder St. Nampa, Id 83687. We are requesting to execute a new development agreement consistent with current zoning standards and the attached site and landscape plan. We have worked with staff to ensure the new concept plans meets the intent of the existing development agreement and current zoning standards. We are requesting specifically, a reduction in the north boundary buffer to 15' and a small section in the NW corner boundary buffer from 25' to 20'. This is to blend with the use on the north and west adjacent properties which are both residential in type. This will keep a consistent use between the nature of each use even though the zoning is different since both the adjacent property and our project are residential in nature.
