III. STAFF ANALYSIS
The preliminary plat (H-2019-0021) for this project was approved by City Council on June 4, 2019.
The plat consists of 75 building lots, seven (7) common lots and four (4) other lots on 71.3 acres of
land in the R-8 and C-G zoning districts.
The Applicant requests approval of a two (2) year time extension in order to obtain the City Engineer’s
signature on a final plat. The Applicant’s narrative states the reason for the request is due to shifts in
market demand and medical/commercial development priorities which have delayed implementation
of the project beyond expectation. As a result, the first final plat has not yet been submitted and will
not be approved as required within two (2) years of the preliminary plat approval.
