Hey Ted, we are submitting both final plats at the same time for Prevail Sub #1 and#2 (approved as Percy Sub). But there will be a gap in recording between them so we will need an emergency access easement across "future" Phase 2 when Phase 1 records. see attached exhibit. our primary access for both phases is ACHD on the south at the mid-mile...we acquired ACHD right-of-way from the adjacent owners. The northern "access" will be emergency access only on a 20' gravel road that is will already have offsite sewer and water lines under it for Phase 1. When Phase 2 develops, most will be replaced by ACHD roadway, except the NW corner will be a 20'paved access across the common lot with a fire access gate out to Meridian Road. let me know if you have any questions.
