PZ - Applicant's Response to Staff Report for 11-71 Charlene Way From:Matt Schultz <schultzdevelopment@yahoo.com> Sent:Monday, November 04, 2019 4:58 PM To:Bill Nary; Ted Baird; Andrea Pogue; Chris Johnson; Adrienne Weatherly; Charlene Way; Bill Parsons Cc:Caleb Hood Subject:Re: Percy Subdivision Staff report for 11/07/2019 P/Z MTG Thanks for the staff report Bill. 1. We understand the need for the berm with Phase 1 and will incorporate that into our final plans. 2. We will reorient the 2 lots on the east side of the central open space to be on the north...that will increase that area by 4,200 SF to approx 22,000 SF and open up that area to 3 sides of visibility instead of the current 2. We need to maintain that front entry space size for our irrigation pond and passive open space/entry feature. 3. We have provided a micropath sidewalk out to Meridian Road for potential bus service along Meridian Road, just not exactly at the intersection. 4. The left-in/ Right-in Right out is approved by ACHD as an interim measure until they finish their corridor study in 2020...we will be building a median to enforce that limitation. we anticipate a traffic signal to be a recommendation from ITD with an unknown timeframe for construction. thanks again!
