I just bought my beautiful new home 3 months ago and have lived in south Meridian for the last 12 years. I have seen numerous changes some have been good and other bad. I am very concerned about the cascading impact of apartments of that magnitude on traffic and the lives of people that have decided to move and invest in living in south Meridian. Below are some reasonable arguments against allowing these apartments to be built in my neighborhood. 1. According to Realtor.com a high density of renters decrease the property value by 13.8. I absolutely refuse to take that kind of a hit to the value of my brand new beautiful home! For reference homeless shelters drag down values at 12.7% and strip clubs drag it down at 14.7%. Crime in dense lower cost housing will increase and that crime is likely spill over into my crime free neighborhood. I found hundred of searchable references on this topic. 3. I would estimate that my HOA fees would likely increase as our parks, walking paths, and common areas are not exclusive to home owners. Vandalism and general mistreatment of the grounds in the Movado subdivision will be adversely impacted. Having lived in apartments and in homes near apartments this was clearly observable from my experiences. 4. On the top of traffic, ACHD did an impact study on the large number of homes being built in south Meridian and concluded it would have no impact on traffic in and around Eagle. That study was very clearly wrong and misguided. The fact that I have to wait 4 times to get through the traffic light on Eagle and Overland is an obvious impact. 400 apartments has the potential to add 800 cars to a very small geogra phy with no plans for handling this traffic. Additionally if these vehicle are forced to use Movado Way, the entrance to my subdivision, or other egress points in the area it will turn this area of Meridian from a desirable area to an area we will want to flee.
