Thank you for the emails as we did not receive any previous versions of this. We will be out of town and will not be able
to attend the future meeting. We live far beyond the 300' perimeter, more like 1/2 mile, and this is the first that we
have heard of revisions. We are current owners within the Movado Estates neighborhood, in one of the earlier phases. I
am a retired Real Estate Appraiser and Broker for past 39 years +-. I would like to share a few observations that I see.
We always knew that there would be a mix of commercial and medium / high density housing along E. Overland Road /
S. Movado Way. The current Movado subdivision is scheduled for a total of over 400 units with the main ingress and
egress being this intersection. It does not appear that there will be access to S. Cloverdale Rd. based on what I see that
would alleviate some congestion, which is unfortunate. The secondary access at E. Copper Point Dr. / S. Eagle Rd. is just
that, secondary, as are E. Goldstone Dr., S. Jade Way, S. Topaz Way, all through the commercial district there. There is
also a back way through Muir Woods and Sutherland Farms to the South, further impacting their neighborhood.
It appears that the main Movado intersection will become a very restrictive traffic collector, even more than it already is,
and there is no traffic signal at this time. I am seeing this now, and the original Movado subdivision is far from build out.
The positive is that Overland Rd. is already a 5 lane road with a safe merge lane in the middle. Although not completely
related to the topic today, the current construction traffic sometimes overwhelms this intersection (as this is somewhat
temporary although buildout appears to be several years from now). There is even damage from trucks to the curbs
already at some locations which is not acceptable and has not been repaired.
In summary, there is absolutely a definite need for more affordable housing in the region, including apartments to
smaller scale homes. There is also a large apartment development under construction along E. Copper Point Way of over
100 units. I am sure that there is and will be a strong demand in the projected future. These housing units provide good
access points to main arterial streets and Interstate 84, as well as local needs such as shopping, gas stations etc. I do not
know about the need for additional commercial space as I am not familiar with such. I see many vacant spaces within
the Silverstone and (El Dorado?) area. I feel that these housing subdivisions need their own access points directly from
Overland Rd. and I feel that the S. Movado Rd. intersection will very soon need a traffic signal. I also feel that the
proposed site already is very dense and the time to develop adequate ingress / egress points is now, prior to
construction, not after they have been built. Looking back, I wish the original Movado Estates neighborhood had a
second, more direct access and this is my observation prior to full build out. I do not see how an additional 92 apartment
units creates less traffic than an existing parking lot or greenbelt space. A townhouse development with access directly
from Overland Rd. appears to be a better option although this further impacts traffic there and I am sure that it is more
costly to the developer.
