Copper Point Drive, Suite 205 Meridian, Idaho 83642 r%:EVANS C O N S T R U C T I O N September 24, 2019 Re: Notice to Movado Residents of Silverstone Apartment Project Expansion & Revised Commercial Concept Dear Resident, We would like to inform you of proposed revisions we have submitted to the City of Meridian to the previously approved Silverstone Apartments on Overland Road. The revisions include an additional 92 apartment units to the already approved 112. The additional apartment buildings are proposed to be built at the southwest corner of Overland Road and Movado Way in lieu of a commercial use. The revised concept continues to show a commercial use at the southeast corner of the intersection, but townhomes to the south of that in the narrow strip of land on the east side of Movado Way. This narrow strip is currently zoned for commercial use. Please refer to the attached site plans showing current approvals and the proposed changes. On August 15th we met with neighbors within 300' of the subject property. This is a city requirement prior to our submittal of the applications. From that meeting we gained input related to a better transition of the buildings and amenities to the new residences directly to the south. Based on that input we then made changes to the layout. Many of those residents also expressed concern about the traffic from these additional apartments. As a group having a vested interest in the quality and success of the Movado Subdivision, we share that same concern for traffic and anything that could have a negative impact on the neighborhood. This is one of the reasons we decided to pursue the property. We believe these changes, which include more multi -family apartments and less commercial use, will benefit the neighborhood in the following ways: Will actually create less traffic than most commercial uses. • Allows us to control the type of commercial use.
