Adera is an infill mixed use development located on the hard, northwest
corner of Ustick and Linder Roads. It comprises a mixed use of
residential, a self service storage facility, office, and retail. The retail/office
component as well as the self storage facility all blend in to a seamless
cohesive design in what will become the new standard of mixed use
development especially in smaller sized parcels. In an overall search of
the surrounding area, Adera will complete the balance of the mixed use
dynamic by offering uses that are currently deficient. The painstaking
process of isolating mixed use in the surrounding area and then leveraging
those uses as well as quasi -public use created a win-win dynamic for all
residents as well as business owners. Balancing the equation of having a
smaller, but viable, successful development with abundant open space
and quasi -public space was created with an internal pathway connecting
to the larger Regional Pathway and taking advantage of surrounding uses
that offer public interaction and use such as the EMS site, while never
sacrificing amenities for residents and retail/office owners as well as their
future patrons. Adera will complete the northwest corner with functionality
and fashion.
ADERA STORAGE
Envision 360, Inc is requesting a conditional use for Adera storage
which is a self storage facility located on the hard, northwest corner of
Ustick and Linder Roads. The zoning for the property is currently C -C
(Community commercial). This use is permitted with a conditional use
application and approval. The master plan for Adera comprises a mixed
use of residential, office, retail and this self-service storage area. The
operating hours comply with the UDC standards set forth in 11-4-3-34 E.
In fact, this facility meets all of the specific use requirements set forth in
the aforementioned code. Adera will complete the northwest corner with
functionality and fashion. Special attention has been used for the design
to screen the facility to an unusually high standard. It will be the new
standard in "up -scale" storage facilities as well as blend seamlessly with
the other uses in the Adera Master Plan.

COMMITMENT OF PROPERTY POS'T'ING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
2UDC11-5A-5.
