I would be ok with this. Some notes for the construction drawings:
There will need to be the Maxiforce Wrench resettable Bollards on the McMillan side, or a 20’ wide gate with a Knox
Padlock on it. Padlock on the McMillan side please. Also – if you choose a gate – it has to be 30’ off the edge of
pavement and swing into the sub. It may just be easier to do bollards.
The entire driveway will need to be signed “No Parking Fire Lane”. I don’t want it to become a parking lot for boats, cars,
etc.
You will need to work with the addressing group to ensure we have a sign at the south end of the common drive that
clearly spells out the addressing for the houses down the driveway so fire, EMS and Police can find everyone.
Throwing a scale on the computer screen – your cul-d-sac is only 90’ in diameter, it needs to be 96’ in diameter to meet
IFC. There will be No parking signs on each side of the entrance to the cul-d-sac as well as one at the head. Be sure to fix
the others if they are the same size.
If you can meet all of this – I am good with it!

Sonya and Joe, please use this one ......
Joe and Sonya,
Attached is a revised plat for Silver Springs. It shows the shorter culdesac length less than 450
feet and a common driveway to McMillan. Can you please review and confirm this is
acceptable?
If acceptable to the Fire Dept then please use this for the city council hearing next week.
Thanks
Dave

Yes, generally…see my highlights below.
The proposed cul-de-sac exceeds shall not exceed 450’ in length, which
is the maximum allowed length per UDC 11-6C-3; the plat shall be
revised accordingly. If the City approves a code change to allow a
longer cul-de-sac, then the cul-de-sac length may be extended and shall
comply to with the new code in effect at the time of the final plat
approval.

Sonya,
We expect to have a new layout for Silver Springs to you
today. which shortens the culdesac length to less than
450 feet. I will include Joe from Meridian Fire on that
email to get his written approval of the fire access to
McMillan, per your request.
Also, we would like to suggest a slight modification of
the condition for the culdesac length to allow us the
option to either comply with the 450 max length OR if
the City approves a code change, that a new design
would comply to the new code at the time of the final
plat approval. We welcome any suggested language,
but here is our recommendation as something that
could work:
• The proposed cul-de-sac exceeds shall not
exceed 450’ in length, which is the
maximum allowed length per UDC 11-6C-
3; the plat shall be revised accordingly. If
the City approves a code change to allow a
longer cul-de-sac, then the cul-de-sac length
may be extended and shall comply to the
new code at the time of the final plat
approval.
Please let me know your thoughts on a revised
condition of approval.
Thanks again,
Dave
