Net Density will be the same as the Gross on this. There are no common lots, rights-of-way's... In
my experience Net Density is typically only an item that is looked at in subdivisions.

Questions:
Is the little ½ acre lot along the west boundary included? The ½-acre parcel is included in
the CUP site and landscape plans. The street buffer outside the site was landscaped
with TM Creek Subdivision No. 3 per the first attachment.
It appears you included it in the “total acreage” on the application & pg. 1 of your narrative
but didn’t on pg. 4 of your narrative…? The 8.3-acre “SITE AREA” on page 4 of the
narrative, and on the CUP site plan is correct; the discrepancy is the 8.8 acre
notation on page 1 of the narrative and on the Development Review Application.
Corrected pages are provided in the 2nd attachment.
Is the gross density 28.3 units/acre based on 8.3 or 8.8 acres? Based on 8.3 ACRES What is
the net density? Need to calculate and get back to you
Are all of the units between 500 and 1,200 square feet? If not, what is the mix? (i.e. 500 s.f. or
less; 500-1,200; 1,200+) That info is found on page 4 under “UNIT COUNT & UNIT SIZE”
Please submit 3 additional folded copies of the site plan and landscape plan asap in order to get on
the Sept. 19th meeting. WILL DO!
