RE: Three Corners Ranch (H-2019-0006)
Please see the attached page of signatures being submitted for public testimony on behalf of the home owners of the
Fuller Ranchettes subdivision. Since Fuller Ranchettes does not have an HOA, the owners formalized their testimony on
this sheet. Twenty-five of the twenty-eight owners are represented on the attached. The three missing signatures are
folks that couldn’t be reached. Essentially, 100% of the homeowners that could be reached are in favor of the
Preliminary Plat dated 4/8/2019, “The Plan”, that was recently approved by the Ada County Highway District.
The bulleted reasons below are expressed concerns of the residents of Fuller Ranchettes:
1. The residents of Fuller Ranchettes have appreciated the efforts of the developer to listen and take into account
the concerns related to the development and road systems.
2. The Plan allows for a western connection for Fuller Ranchettes as ITD will be widening Chinden Blvd. and
changing Shandee to a right-in/right-out access point.
3. The Plan is a well-designed subdivision that appropriately blends density and lot size to the surrounding
residential communities.
4. The Plan calls for much needed pedestrian and bicycle connectivity to the region.
5. The residents DO NOT support the staff report’s desire to connect to Stafford to Shandee and Sweet Valley via
public road at the South boundary of Fuller Ranchettes. This connection would create a tremendous amount of
E/W cut-rough traffic that will create life safety issues and unnecessary traffic on Shandee and Sweet
Valley. Shandee does not have sidewalks or bike lanes. This connection does not benefit the residents of Fuller
Ranchettes or the existing Three Corners subdivision from a connectivity standpoint as The Plan provides both
subdivisions with adequate directional access to public roads.
6. The residents DO NOT support the staff report’s desire to provide the proposed Three Corners Ranch an
additional gated access point to Shandee. The Plan currently calls for two access points that would adequately
serve the 45 lots of the subdivision. There is no need for a third access point that will create additional traffic
and safety concerns with no benefit to the Fuller Ranchettes residents.
