Dear Bill and Meridian City Planning and Zoning Committee Members -
I know your time is valuable, so I am trying to be concise in my points as VP for the Dunwoody HOA
regarding Three Corners Ranch.
1- I was unable to attend the ACHD meeting where the Three Corners Ranch Plan was discussed. I
understand that the plan was once again changed from the last plan that was shown to residents on
Dunwoody Ct. I am really confused as to why and how the plan can be changed without notifying the
surrounding neighborhoods.
2- 1 am also concerned that ACHD is going against their own regulations that they have in place for
instances like this. In their own report they state that Dave Dean acknowledged that the stub road
would be extended in the future to the development of Three Corners Ranch via Sweet Valley
Avenue. According to the newest plan, they are extending it, but only connecting to Shandee Drive.
Why not use is as the entrance to the development as originally planned? There are also several
inaccuracies in the ACHD report regarding Dunwoody Ct. One being the "frontage" of Three Corners
Ranch on Dunwoody Ct is not "82 feet" as listed in the report and this inaccuracy needs to be
addressed. There is NOT adequate room for the gate/turnaround lanes necessary with the current
frontage.
3- Using Dunwoody Ct is a safety issue. Dunwoody Ct is not a safe or viable option as a main access
point to this new development. It is narrow and winding with blind corners- without curbs, sidewalks,
street lighting, pedestrian walkways etc, increasing traffic on Dunwoody is dangerous for its
inhabitants and children who use it to get to other homes as well as the bus and school.
4- This plan and would funnel a medium density area through a rural/urban transition density on a
road without sufficient infrastructure. Isn't preventing situations like this the reason for zoning and
adhering to plans?
5- There are 4 "open lots" on the western border that will be landlocked for future development by
this current plan.
6- We have also had different messages about the irrigation system that is going in. We need to have
access to our irrigation water that we pay for and have our current systems attached to the irrigation
water.
Thank you for your consideration in using the appropriate streets that were planned and designed
and will be a safe option to access this development and approving a plan that makes sense.

Thank you for your comments and concerns regarding the application for the Three Corners Ranch subdivision.
I've forwarded your email on to the City Clerk to add to the public record for the project. The Planning and Zoning
Commission hearing for this project is scheduled for this Thursday, May 16"' at 6 PM, if you'd like to attend to
voice your concerns during public testimony as well.
I don't have an email from your husband regarding the project but would be happy to send it along to the Clerk if
you wouldn't mind having him send it over to me. I apologize if the email was missed somewhere along the way.
