I recently purchased my property and a big reason for the purchase was that Dunwoody is a court and I was told that the road leading to Dave Deans house is a private road and could not be used as a main thoroughfare. The proposal by the applicant shows only two access points into the new development. One of those is Dunwoody Ct and the other is Barclay Street. The fact is that no other stub streets, which were put in place for future development, are even being considered by the developer. This makes no sense at all. I believe that all of the access points should be used to access the new development and lessen the impact on all involved. I even think there is an option for Dunwoody to take some of the load. Our HOA could present this option if allowed the opportunity. I attended the ACHD meeting several weeks ago where they accepted the applicants plan as presented with only three days notice to staff and almost no interaction with any of the affected residents. It was irresponsible of them to do this. Dunwoody is a rural type road with no curb, gutter or sidewalks. It has no streetlights and is windy. We are concerned with public safety if high traffic volumes are allowed to travel this street. Even the fact that this project is called Three Corners Ranch and the proposed plan would not allow any traffic through the first phase of the existing Three Corners Ranch development is mind boggling. I would appreciate your consideration in approving a plan that would spread the impact across all possible access point. Again, I think our community is willing to take a share of the load, just not the high impact that is proposed by the applicant. Thanks for listening, Jeff Wilding. We agree additional connectivity is important in this area so our recommendation to the Commission will be to extend more of the stub streets with the development of this property. It may not be popular with some of the surrounding neighborhoods however; we must follow the policies of the City's Comprehensive Plan and the City codes, regardless of the action of the ACHD Commission. You are always welcomed to attend the meeting on May 16th to express your concerns in person.
