NOTICE IS HEREBY GIVEN pursuant to the Ordinances of the City of Meridian and the Laws of
the State of Idaho that the Planning and Zoning Commission of the City of Meridian will hold a public
hearing at the Meridian City Hall, 33 East Broadway Avenue, Meridian, Idaho, at the hour of 6:00 p.m. on
Thursday, May 2, 2019 for the purpose of reviewing and considering the applications of:
The City of Meridian Planning Division for a Text Amendment to update certain sections of
the UDC pertaining to notification of violations and definitions in Chapter 1; residential dimensional
standards and allowed use tables in Chapter 2; ditches, laterals, canals or drainage courses; outdoor
lighting; outdoor storage; traveling living quarters; landscape standards; parking standards; qualified open
space and variance processing in Chapter 3; specific use standards for educational institution, indoor
shooting range, multi-family development and restaurant in Chapter 4; public hearing, fees, variances and
alternative compliance in Chapter 5 AND other miscellaneous sections for 2019 UDC Text Amendment
(H-2019-0049).
Ruta Ruzoreza & Godefroid Ntawuyamara for a Conditional Use Permit for a group daycare
(up to 12 children) on 0.13 of an acre of land in the R-8 zoning district for Grace Child Care (H-2019-
0044) located at 4374 N. Heritage Ave.
PD Larson & Co. for An Ammendment to the Comprehensive Plan Future Land Use Map to
change the land use designation on 2.46 acres of land from Low Density Residential to Commercial, and
Annexation and Zoning of 2.46 acres of land from the RUT (Rural to Urban Transit) zoning district to a
C-C (Community Business) zoning district for future addition of a convenience store and fuel sales facility
to the existing farmers market for Wagner Farms (H-2019-0035) located 3240 W. Chinden Blvd.
Brighton Investments, Inc. for a Preliminary Plat consisting of 21 building lots and 7 common
lots on 5.25 acres of land in the R-8 zoning district for Bainbridge Southeast (H-2019-0042), located on
the West side of N. Ten Mile Rd. approximately ½ mile South of W. Chinden Blvd./SH-20/26
Engineering Solutions LLP for a Text Amendment to create a new residential self-storage use
that includes a definition, specific use standards, and specifies conditional use approval in the R -15 and
R-40 zoning districts for Residential Self-Service Storage Facility (H-2019-0034).
DevCo Development LLC for a Text Amendment to change the naming convention of the
Residential Districts of R-2, R-4, R-8, R-15 and R-40 to R-A, R-B, R-C, R-D and R-E, modify other related
sections in Chapters 1-3 of the Unified Development Code (UDC) to coincide with the proposed naming
convention AND modify the dimensional standards of the R-15 district for the purpose of specifying
certain setbacks along private streets, common driveways, interior side yards and the perimeter of a
development with private streets, for Residential District Naming Convention and R-15 Dimensional
Standards Text Amendment (H-2018-0059) continued from November 15, 2018
Devco Development, LLC For a Comprehensive Plan Map Amendment to include 4.10 acres of
land currently in Boise's area of City Impact in Meridian's area of City Impact with a Mixed Use -Regional
future land use designation, An Annexation and Zoning of 15.21 acres of land with R-15 (11.57 acres)
and R-40 (3.64 acres) zoning districts; and a Preliminary Plat Consisting of 85 single-family residential
building lots, 1 building lot for mulit-family development and 12 common lots, for Delano Subdivision (H-
2019-0027) located at 14120 W. Jasmine Ln. and 2800 E. Jasmine Ln.
Copies of the above applications are available for review upon request. Any interested persons
shall be heard at said public hearing. Oral testimony may be limited to three (3) minutes per person.
Written testimony may be submitted prior to the hearing, either in person or via U.S. Mail, to Meridian City
Clerk, 33 E. Broadway Suite 104, Meridian, Idaho 83642, or by email to cityclerk@meridiancity.org.
Persons interested in being heard regarding the above applications should plan to submit written
testimony or testify at the hearing. All written testimony and all materials presented at the hearing shall
become property of the City of Meridian and public records subject to the provisions of the Idaho Public
