As Bristol Heights homeowners whose property adjoins the proposed Three
Corners Ranch subdivision, we have studied the proposed plan and offer the
following brief observations for your consideration.
1) Change Should Bring Greater Good for the Greater Number
a. The proposed traffic plan forces a majority of traffic on a circuitous
route that passes nearly 45 properties before reaching an arterial. A
Dunwoody route would pass approx.15 properties on a direct and
shorter path.
b. The proposed traffic plan seems to benefit only homeowners to the
west of the proposed development while placing ALL traffic demands
on surrounding developments.
2) Simple Solutions are Often Preferable to Complex
a. Five roads are stubbed from existing developments into the Three
Corners Ranch property with the expectation that those roads would,
in the future, connect into a logical neighborhood grid.
b. The proposed traffic plan connects those roads in a circuitous,
complex, and awkward traffic pattern.
3) Consistency and Cohesiveness Provide a Stronger Community
a. Communities around the proposed development share connecting
streets, open public walks, open spaces and parks.
b. The proposed plan injects a closed island blockade that disturbs
public access, traffic flow, and community life.
