Dear Mayor Tammy de Weerd and Members of the City Council, My name is Jeff Vrba and I am the Vice President of the Jackson Square Homeowners Association. My address is 3005 N Leblanc Way. The following is what we are going to bring up in the City Council meeting in reference to VILLASPORT (H-2019-001). The Jackson Square Homeowners are against this development going in at this location. We would like for you to keep the Original Preliminary Plot map. I was at the meeting on Jan 22nd in which the developer wanted an extension. 1. Villasport is not a good fit for the lot they are trying to build in. a. There are at least 10, if not more other Gyms or fitness facilities within in a 2 mile radius of this location. i. Gold's Gym across the street ii. Orange Theory fitness across the street iii. Axiom fitness at the Village iv. Cyclebar Village in Meridian v. Aventura Fitness by Krispy Kreme Doughnuts vi. Treasure Valley strength and conditioning vii. Curves on 2053 East Fairview Ave viii. Crunch Fitness ix. Cutting Edge Pilates Across from Crunch Fitness x. Anytime Fitness on Ustick b. Outdoor swimming pool next to single family homes, not acceptable i. Outdoor pool hours start at 6 am. ii. Outdoor music speakers from 9 am to 10 pm and the additional noise of children screaming and using the outdoor pool slides. This does not fit the neighborhood. iii. Move pool next to Jimmy Johns and move the 15300 sq. ft. retail building or parking next to Centerpoint Way. iv. Other public outdoor pools are not this close to single family homes c. Original Preliminary Plot map had a large store or strip mall in this location. i. We what to keep the original plot map that was present when we purchased our homes. 1. The original layout had the facility further north than this building allowing delivery access behind the building, between the building and our property line. 2. This building is on the property line and will be 35 feet tall on our side and 40 plus on the front side. a. We will see a wall which will be equivalent to a 3 story home right on the property line on Picard Ln. b. There is not enough space for landscaping to block the view of the building 3. This type of facility would have similar business hours as the surrounding businesses and not add to rush hour traffic in the area. 4. Noise would only be during delivery times and not from 5 am toll pm every day. d. Tamara Thompson stated during the planning and zoning meeting that Eagle and Ustick intersection was the 5t" busiest intersections in Idaho. 2 i. With this facility wanting to open up earlier than 9 am will increase traffic in that intersection by people wanting to get a workout in before going to work. ii. They have proposed the main access to be on Centerpoint Way with an outlet onto Ustick close to the traffic light and another on Cajun Ln. The exit from Cajun Ln will be hard for people to access Eagle road due to the traffic traveling Southbound on Eagle, I know I use this road in the mornings. iii. Traffic issues from people trying to get out of the Kohl's parking lot because of this building e. Community Events i. With them having community events we are concerned with parking. 1. There is limited parking within our subdivision and with community events or sporting events I know they will not have enough parking so they will park in our subdivision. 2. Parking around other places holding community or sporting events gets hard for the homeowners to have guests stop in. Examples: Settlers Park with sporting events, and schools with their events. The Village has a large space for parking for community events and they are always overflowing and cars parked along the road by Kleiner Park. We don't have nearly the space for such events. 2. According to the Nextdoor Website, in Jackson Square Subdivision the average homeowner is 51 according to the 2010 censuses. i. We do not want this facility to go in at this location. 1. Because of the noise from 9 am to 10 pm and not just during deliveries. 2. Increase of traffic during peak hours 3. The community events and parking. 4. Location of building too close to our properties, ii. Cost of membership for Villasport is outrageous for this community, which has an average age of 51. Pricing of membership dues, from Oregon , per their website are as follows: 1. Family of 4, Membership fees $413 and a monthly fee of $275 2. 2 adults $413 membership fee, and $217 per month 3. 1 adult $310 membership fee and $142 per month iii. Asa comparison Gold's Gym has a $149 membership fee and $30 per month of 1 and a family of 4 will cost only $65.00 I have also attached some photos to help illustrate our concerns.
