This project was heard by the City Council on January 2, 2019. At that meeting, the Council
voted to continue the public hearing for this project to the February 5th meeting in order for the
Applicant to revise the preliminary plat to reduce the number of building lots from 130 to 112,
resulting in a gross density of 3.09 dwelling units per acre consistent with the Low Density
Residential (LDR) designation (3 or fewer units/acre).
The Applicant submitted a revised plat that reduced the number of building lots to 125 with a
reduction in gross density from 3.59 to 3.45 units per acre; increased the qualified open space by
0.11 of an acre (or 0.38%); and added a tot lot with children's play equipment as an additional
amenity for the development.
Although the density is still slightly above that desired in LDR designated areas, still
necessitating Council approval of a "step" up in density to Medium Density Residential (3 to 8
units/acre), the amount of qualified open space and site amenities proposed far exceed the
minimum amounts required of 10% (or 3.62 acres) open space and 2 amenities.
A total of 5.57 acres (or 15.38%) qualified open space and site amenities consisting of pedestrian
pathways throughout the development including a segment of the City's multi -use pathway along
the Ten Mile Creek corridor, a community swimming pool, clubhouse, tot lot with children's
play equipment, a sitting area and additional qualified open space (20,000+ square feet) above
the minimum required from the quality of life, recreation and pedestrian or bicycle circulation
system categories.
