Even though I have a Boise address, I’m located in the West Ada School District and identify the most with Meridian. Both of my girls attended Meridian schools and graduated from Rocky Mountain High School. Looking at the stats alone, it’s easy to see that we need quality affordable housing in Meridian. In the 2018 calendar year, per the Intermountain Multiple Listing Service, there were just over 1,100 new construction homes sold in Meridian, median price $358,000. In total, new and used, there were just over 3,100 homes sold in Meridian with a median price of $313,000. Taking a closer look the home inventory, there are currently only 33 actual finished – new construction homes available in all of Meridian under $300,000 and another approximate 35 used homes available. That’s less than one month’s worth of inventory. Per the City’s stats on the Chamber of Commerce’s website, the average Meridian household makes $62,000 per year. That average household income can generally afford to purchase a home priced between $275,000 - $295,000. Blackrock’s proposed community, Stapleton, aims to offer quality new homes as a viable option for the average Meridian homeowner. Anyone that has visited Blackrock’s model homes can easily see the care and craftsmanship that they put into them. What is less obvious is the care and craftsmanship that they put into creating their communities. I am seeing an ever-increasing demand for quality-built, low maintenance homes. This builder fully installs all the landscaping and fencing, so everything is complete when the buyer moves in. Stapleton’s HOA will maintain all the yards, front and back. The exterior building materials are low maintenance, buyers don’t have to repaint their homes in 4, 6 or 8 years like some other communities. Homeowners like knowing that Blackrock’s neighborhoods don’t look old and tired after only five years. This is a builder that the City should be supporting. This housing style and neighborhood may not fit your personal needs or demographic, but it may meet the needs of someone in your family, maybe your son or daughter who just recently graduated College or got married and wants to stay here in Meridian. Or your brother or sister who just got divorced and is desperately trying to stay within the school district and give their kids some stability. Or for your mom who is recently widowed and needs to sell her large home and downsize into a low maintenance neighborhood with nice finishes at an affordable price. I have personally worked with each of these buyer demographics in Meridian and the housing style being offered in Stapleton meets this demand. Thank you for your consideration.
