RE: Jocelyn Park Subdivision – H-2018-0100
Since the Planning and Zoning hearing on October 18, 2018, the applicant has submitted a
revised site plan.
The applicant has made the following changes to the preliminary plat:
1. The applicant has added a fifteen (15) foot micropath from S. Cumberland Way to the
common lot platted with Timberline Subdivision (H-2017-0140). This will help in
breaking up the long block length.
2. A non-buildable common lot was placed adjacent to the south boundary of parcel #
S1225110160. The addition of this nob-buildable common lot will clear up the property
boundary dispute between the two parcels.
3. Once the applicant eliminates the existing turn-around on W. Winnipeg Street and the
applicant vacates the right of way (see exhibit below), Lot 12, Block 2 will take access
from W. Winnipeg Street and will no longer be a flag lot that takes access from S.
Cumberland Way.
4. The alignment of Cumberland Court was shifted slightly to accommodate the 10-foot
non-buildable common lot and as such the all of the lots within Block 2 have been
slightly modified in size and shape.
