Broadway Ave., Suite 102 Meridian, Idaho 83642 RE: UDC Text Amendment PU Response Dear Mr. Hood: After hearing public testimony and the Planning and Zoning Boards concerns we have decided to withdraw the portion of our application that deals with the renaming of the residential zoning designations in the UDC. It was our intent in applying for the change to clear up confusion for everyone involved. After the hearing, it became apparent that the confusion is much broader than we anticipated, therefore we do not wish to proceed at this time. On the second portion of our application, the additions to the R-15 zone setbacks, we do want to proceed with the hearing process. We are in agreement with all of staff's recommendations as written including the 3' setback from common driveways. This project is no different from any other residential or commercial development when it comes to storm drainage. The City of Meridian's development review process already includes checks and balances to make sure that homes are built per code and property is protected. This is accomplished through the following processes: • The International Building Code requires that homes be constructed with positive slope and drainage away from building foundations. • The City of Meridian Engineering Plan Review Process reviews private street drainage and storm drainage systems. • The City inspects every home as part of the Building Permit/Inspection Process, including drainage as part of the building permit process. 4824 W. Please find a detail attached that illustrates the storm drainage best practices. The following list of best practices can be utilized to manage and direct storm drainage away from buildings and into the appropriate disposal areas: • The City of Meridian's Code already allows for 3' setbacks, which provides for proper drainage. • A majority of the lot area and the common driveways are sloped to the private streets and into the drainage system. • Area drains can be utilized to infiltrate locations that do not have a drainage path to the private streets. This is typical of any large lot or small lot development.
