CC - Updated ElevationsDEVCOLL, Sonya Allen Associate City Planner Current Planning group City of Meridian 33 E Broadway Ave Meridian, ID 83642 Re: Verado West Subdivision House Elevations Dear Sonya: October 22, 2018 The following information is being submitted in response to comments in the Verado West Staff Report that we received on Friday the 19th of October, regarding elevations of the proposed homes and associated eaves: We are providing a high quality, very low maintenance product that will continue to look good for decades into the future. Elevations: The attached photos are of homes that were constructed in the Solterra Neighborhood near Fairview Avenue and Hickory Drive. This is the exact product that will be built in the Verado West Neighborhood. Eaves: We do install eaves on the fronts, backs and 4' down the side from the front of the homes, as show in the attached photos. We have chosen not to install eaves down the sides of our homes in an effort to offset additional costs to the buyer. Eaves are an architectural feature, no different than shutters or stonework. No one expects stonework of shutters on the sides of their home. We have chosen to offer our buyers quartz countertops and stonework on the fronts of the homes in lieu of eaves down the sides of the home. In the first phase of the Verado Subdivision the eaves were inadvertently left off a couple of the homes that have side yards on a public street. In the future we will require eaves to be installed on the side of homes that abut a public street. Thank you for your time on this matter and should you have any questions or require additional information please contact me at 208.336.5355. Sincerely, O<aren Baile , MCRP, PMP LMB:jc IN, 1!0 1' IN,
