Pursuant to our Development Agreement Modification application
pertinent to the site located at 61, 79, 87 Calderwood, we respectfully
request approval to modify the existing development agreement to allow
the use of minor vehicle repair.
The current section to be modified is section 5 Conditions Governing
Development of Subject Property, section 5.1 E
We would like to remove the item minor vehicle repair from the current
agreement.
We would like to allow the future use to be able to keep their overhead
doors open for a time during business hours. The overhead doors are a
vital part to their operations.
We understand there has been some concern raised regarding the
shielding of cars that are being repaired. The layout of the site allows the
actual building to shield the cars from the residential zone to the south.
We would also like to state that any car being repaired does not sit on the
lot, it is stored inside the building during this time.
We held a neighborhood meeting on June 18, 2018. There were (5)
attendees and there were no objections to our proposal of this use.
For clarification and your use, I have included the following documents:
-PBA ROS 18185, and Quick Claim Deed- This has been approved by the
city and we are awaiting the final recording from Ada county to assign the
new address and parcel number.

Per your request, SLR International Corporation (SLR) has made a sound study regarding the
proposed location of a Christian Brothers Automotive shop on Lumsden Avenue in Brandon,
Florida. We have developed a computer noise model for the shop operations, with comparisons
to the environmental sound level limits set forth by Hillsborough County.
Hillsborough County Sound Level Limits
It is our understanding that the planned Christian Brothers shop will be subject to the Rules of
the Environmental Protection Commission of Hillsborough County for sound receiver areas. For
residential receiving land uses, Hillsborough sets forth separate A -weighted average (Leq)
sound level limits for daytime and nighttime periods. The daytime limit is 60 dBA for the
7:00 a.m. to 10:00 p.m. time period, and the nighttime limit is 55 dBA from 10:00 p.m. to
7:00 a.m. The Christian Brothers store will be open from 7:00 a.m. to 6:00 p.m., therefore the
pertinent A -weighted sound level limit is 60 dBA for residential receptors.
For residential receptors, the Hillsborough rules give additional sound level limit requirements
for certain octave bands, also based on 10 -minute averages. These daytime limits are:

Environmental Sound Level Model

SLR developed a computer noise model of the planned facility using sound level measurement
data previously collected by SLR staff. Those measurements were made at a Houston -area
Christian Brothers facility with a layout and operations that are very similar to the proposed
facility.
The modeled sound data was based on averaged measurements that included a variety of
simultaneous and typical automotive repair operations, including air -powered wrenches and
other standard tools. The sound model assumes that all bay doors are open and facing west.
Noise from the building air conditioning and shop ventilation was observed to be minimal at the
measured operation, and was therefore not included in this model. A 6 -foot -tall masonry barrier
wall is planned for the south property line, and was included in the model. The model is for
Christian Brothers sources only — no sound level estimates have been made for ambient sound
levels due to traffic, aircraft, birds, or other existing neighborhood noise sources.
Residential Receptors
The property immediately to the south and to the southwest of the Christian Brothers shop is
categorized as residential. Based on aerial photos, the closest residence is approximately 380
feet south-southwest of the proposed Christian Brothers shop building. Sound level calculations
were made specifically for the closest residential structure, and for a property -line position 50
feet due west of the Christian Brothers southwest property corner, i.e. directly in-line between
the nearest home and the Christian Brothers building. The results for these two calculation
positions are given in the table below:

All of the modeled sound level results for the closest residential land use receptors are
well below the applicable Hillsborough sound level limits in terms of overall A -weighted
values and octave -band values.
Commercial Receptors
The land use categories to the north, east, and west of the site are commercial, with an
attendant sound level goal of 65 dBA. The modeled sound level contributions are well
below the Hillsborough limit at all of the closest commercial properties.

contributions from the Christian Brothers shop operations. As noted, the model does not
include contributions from other environmental sound sources.
Contour 1, attached, shows the modeled A -weighted sound level contributions (Leq) from the
Christian Brothers Automotive shop. Contours 2, 3, and 4 show the modeled contributions for
the 63 Hz, 125 Hz, and 250 Hz octave bands, respectively.
Summary
A computer model was developed for sound level contributions from operations of a proposed
Christian Brothers Automotive shop in Brandon, Florida. The model indicates that the shop

To Whom It May Concern:
CBAC operates in an environmentally responsible manner. We use biodegradable cleaning products and solvents
which have no impact on the community at large or its utilities. However, automotive fluids take special care.
For Christian Brothers, that means going above and beyond regulatory standards. Our concrete floors are
polished and sealed before Certificate of Occupancy and cleaned with a zamboni style machine (1— Panther CS -
900 AutoScrubber) throughout the life of the location. The old style "wash down" by hose into floor drains is not
approved, supported or allowed. We use double wall above ground containers to house our fresh automotive
products and capture for recycling all used oil and coolant products (2 — RTT Series with Containment Vessel).
Nationally, CBAC contracts with an environmental company to manage 100% of our recycling (3 — FCC
Environmental).
As a "fail safe" measure, we install a 750 gallon oil interceptor that exceeds the total volume for any and all
environmentally sensitive fluids housed in the building (4 — Oil Interceptor). Per our Commodity Count (5 — Fluid
Type and Storage), our total onsite fluid count is 615 gallons, 135 less than Max capacity. The interceptor is
contractually serviced twice a year by FCC or equivalent provider. Bottom line, it's simply peace of mind so we
can confidently make the following statement.
Absolutely no automotive fluids of any kind are ever released into local utilites. This includes assurance for both
Storm and Sanitary Sewers. Should a catastrophic event occur, our contract with FCC provides a $1,000,000
insurance policy per incident for cleanup and remediation. Since our first store opending 1982, we have had no
incidents of any kind.

DESCRIPTION
8 -inch LED recessed medium beam downlight with 50° cut off specially
designed for LED technology. Two-stage reflector system produces
smooth distribution with excellent light control and low aperture
brightness. Offered with 1000-15,000 lumens with color temperatures of
2700K, 3000K, 3500K, 4000K available in 80 or 90 CRI.
