Salvia Way Meridian, ID 83646 NEIGHBORHOOD DESIGN REVIEW COSTCO METHODOLOGY •Two neighborhood meetings were held to gauge resident feedback on certain existing Costco design elements, and residents also brought in suggested designs from other commercial properties. 25 people attending the sessions. Photos of the worksheets created in the meetings are included with this presentation. •Comments were solicited via an online posting and 25 neighbors participated in that discussion, unique to the in-person attendance at neighborhood meetings. •Five neighbors contacted the organizers of the neighborhood gatherings directly via email offering their thoughts, unique to the in-person neighborhood meetings or social media thread. •Results of all methods of feedback from 55 neighbors were collated, grouping those with the highest number of positive comments. KEY THEMES •Participating in this design project in no way implies resident approval of this project. •We are a river and tree community, meaning our color and materials palette reflects nature, with specific design requirements and features, and the building elements should reference that •This building needs to become part of the community, not stick out •Bright colors should be minimized to avoid visual blight/disruption •Color palate should blend and compliment the existing neighborhood •This design is critical as it sets the tone for the entire development BUILDING ENTRY AND ROOF FEATURES •Low overall building height to provide better scale for neighborhood •Pitched roof areas and broken roof lines provide interest •Wood beams and Cultured stone •Make similar to BainBridge and SpurWing entrances with wood accents •Compliment/compatible with neighborhood color schemes •Lots of columns •Stucco •Wood eaves add character •Sloping lower roofs offer more appropriate scale to shoppers •Pergolas are a nice addition for scale and visual impact BUILDING SIDES •No red stripe •Break up the flat box •Varying depth and angles needed •Blocks of contrasting colors to break up flat sides •Break up flat planes both horizontally and vertically •Natural light via clerestory windows benefit both employees and shoppers PARKING LOT AND SURROUNDING LANDSCAPING •Needs additional evergreen trees and shrubs to meet shade requirement •Planters in front of building instead of bollards create more interest and serve same purpose •Outside seating tables and window for food vending outside •No uplights, as we are a dark skies community •Wood cart corrals in the parking lot with landscaping around them •Walkways for pedestrian safety in parking lot •Curved sidewalks at front entry to slow traffic •Idea: drop off lane at front side for the elderly and mothers with children •Bike racks are required by the city for each commercial enterprise •Electric car charging would be welcome GAS STATION •Concrete tile roof should be considered (not southwest style) •Pump area should match façade of store •Needs bigger stone columns •Need thicker landscaping around the fuel station •As this requires membership, there’s no need for the gas station to stand out •Higher berms to hide fuel station due to driving distraction at corner NEIGHBORHOOD CORNER MONUMENT (CORNER OF W. CHINDEN BLVD. & N. TEN MILE RD.) •Needs to compliment the surrounding neighborhood •Sign should reference Meridian •Bus Stop area RELATION TO ADJACENT RETAIL & NEIGHBORHOOD ENTRY •How will the Costco design relate to the Gasser, Brighton apartments, and Brighton 55+ community developments? We have seen nothing from these builders on their plans, this was “sold” to residents as a package deal. •Design for “No truck entry” at Bainbridge entrance has not been provided. Where will this reside? What will it look like? Will it be visible in the dark?
