Please accept the following narrative description of the above referenced
project.
The project is new construction and will be approximately 9,950 square feet of
commercial office and storage space with an adjacent 2,875 sf covered parking
area . The building is located on a property that is 0.993 acres and will include
site improvements including landscaping, sidewalks, and paved parking and
driveways. The Owner is currently planning on occupying the entire first floor and
retain use of the covered parking for his electrical contracting business and is
planning on leasing out the upper floor as tenant space.
The project is being proposed in accordance with current planning and building
code requirements, the conditional use application is for a requirement of the
development agreement in place currently. The covered storage building is
proposed because the owner would like to utilize this as well as the existing west
landscaping and berm as a screen from the adjacent residential properties. The
covered parking is in a fenced parking area. No exterior storage will be done in
the fenced area, all material will be stored in the main office/storage building.

wishes to construct a new commercial building with an accessory structure. A
Conditional Use application and a public hearing process are required for all proposed
projects in the Troutner Park Sub per the development agreement. This is not a public
hearing, and public officials will not be present. You are not required to attend;
however, this is an opportunity for public review of the proposed project prior to the
submittal of the application. If you have questions regarding the City meeting
requirements, please contact the Meridian Planning Division at 208.884.5533. The public
hearing will be established by Meridian City once the application has been received by
the City at a later date.
