The project is new construction and will be approximately 9,950 square feet of commercial office and storage space with an adjacent 2,875 sf covered parking area . The building is located on a property that is 0.993 acres and will include site improvements including landscaping, sidewalks, and paved parking and driveways. The Owner is currently planning on occupying the entire first floor and retain use of the covered parking for his electrical contracting business and is planning on leasing out the upper floor as tenant space. The project is being proposed in accordance with current planning and building code requirements, the conditional use application is for a requirement of the development agreement in place currently. The covered storage building is proposed because the owner would like to utilize this as well as the existing west landscaping and berm as a screen from the adjacent residential properties. The covered parking is in a fenced parking area. No exterior storage will be done in the fenced area, all material will be stored in the main office/storage building.
