Dear Sonya:
We are pleased to present to you for our client TMEG Properties, LLC- Trevor Gasser the attached and
completed Preliminary Plat application; along with the checklists for the above referenced application.
This project is presently undeveloped land within the recorded plat of Midway Place Subdivision located at
5960 and North Linder Road. The subject property's proposed zone is C -C in association with the approved
Annexation-Zoning/Development Agreement file number AZ (H-2017-0095) with the City of Meridian. The
Office/Commercial use is compatible with the Comprehensive Plan MU -N -Office, as well as surrounding uses
in the area which include Ada County RUT residential to the north, Office/Commercial to the south,
Office/Commercial-residential to the east, and residential to the west.
The proposed preliminary plat consists of 6.145 acres, 6 buildable lots, no common lots, and landscaping. We
are not requesting any variances or deviances from the city's ordinances. The preliminary plat is in
conformance with all requirements and provisions of the UDC. We are simply proposing 6 new office and retail
building lots. We met with the arborist onsite, the findings from that meeting are depicted on Tree mitigation
plan- sheet L2.0. There are no new proposed streets within the subdivision; access will be a 30 ft. private drive
aisle off North Linder Road which serves as a cross access easement for all the lots within the proposed
subdivision. The project will connect to the City's current sewer and water; and maintenance of the
pressurized irrigation will be the responsibility of the developer. The proposed Design Standards contain a
high-quality Limited Office/Commercial Community displayed in an orderly development of parcels with the
vison of contributing to the friendly growth in the City and its surrounding area.
