Yes Is the entire length of the Hunter Lateral along the east boundary already piped? Yes The application states this development will consist of single-family attached units, is that correct? Single-family NOT attached, targeted at 55 and older. Architecture is a patio home style modeled after La Mirada on Meridian Rd & Chinden. All homes will be single story. Submit an open space exhibit that only includes “qualified” open space per the standards listed in UDC 11-3G-3; it appears that most of the common area that was counted isn’t “qualified” (i.e. at least 50’ x 100’ in area, or including some sort of amenity if below that). Yes, we will provide this today with clarification on Amenities. Is fencing proposed? I see it called out in the legend but don’t see any depictions.... same thing with a bike rack Yes, fencing will be provided to meet all City requirements. A bike rack will be provided at the Clubhouse. Is mitigation information included on the plan? I don’t see it… (if you haven’t talked to Elroy yet about it that’s fine, I’ll note it in the conditions) Haven’t talked to Elroy yet but will schedule this. Plan is to comply with mitigation requirements and hopefully save all mature trees. Is the gym proposed to be included in the clubhouse? What amenities will it have? The clubhouse will have a kitchen, an exercise room with elliptical machine and tread mill. The clubhouse is to provide an upscale community amenity for year around use. It will include a covered patio, and community garden area. Other amenities which need clarification are the 10’ wide regional pathway extension which will connect 4th street to 7 th street.
