Dear City Counsel,
I am writing about the proposed development called Cherry Blossom Place off Cherry Lane and W 7th. As you
know, the current zoning is R4. The builder who purchased this property would like to rezone this area to R8
or more. I'm not writing to stop the building altogether as I know that is unrealistic, just for you to consider
keeping the R4 zoning. The developer purchased this property knowing it was R4 zoning, with the audacity of
presuming the zoning would be changed on his behalf. With that said, the developer should be held to
the existing standard. This would keep the consistency of the surrounding homes, which the average lot size is
.289 per Ada County Assessors website. Being in "old Meridian" where the bulk of the homes were built in the
50's and 60's with large yards, the proposed new development would squeeze in 59 homes on 50x100' lots.
My husband and I live on W Washington on a .38 acre lot. We walk with our dogs in the evenings with little or
no traffic. That would surely change with the new development. In regards to that, the traffic from the
development would most likely use W Washington as a thoroughfare to get to Meridian Road to access the
freeway. There are school children who walk to and from school down our street, and I mean street as there
are no sidewalks. Without proper lighting, (there is one across the street), and proper sidewalks, I fear it
would be a matter of time before a child gets injured or, God forbid, something worse.
In addition to the increased noise pollution, traffic, and disruption of the eco-system along the irrigation ditch
(ducks nest there), I fear our property taxes will increase with the cost of t he homes proposed there. Based on
the value of these proposed homes, our taxes would most likely double. When we initially bought our home in
2013, the taxes were $780.00. In 2017, our taxes were $1111.00. In a 4 year window, our taxes have increased
by 42%. In 2017, our home was appraised at $195,000. I know other neighbors have voiced their concerns
over this project as well. With so many apartments and townhomes already being built around the valley,
surely there is another area where this type of development can flourish. But putting this in an already
established neighborhood that looks nothing like the proposed homes, is preposterous. Please consider the
impact this development will have on the surrounding neighborhoods and keep this zoning at R4.
