Madam Mayor, Councilmen and Councilwomen,
I am not in favor of approving the comprehensive plan amendment and allowing this large commercial development on
the Southwest corner of Chinden and Ten Mile. I am definitely in favor of developing this land but in a manner that
promotes smart growth for the City of Meridian residents as well as neighboring communities. I believe the plan
outlined in the current Comprehensive Plan was well thought out and should be upheld. I strongly believe that this
proposed development will compromise the safety of the citizens, and adversely affect the nearby resident’s way of life.
Purchasing a home for most people is the single largest investment they will make. People relied on the City’s
comprehensive plan in making the choice to purchase in the Bainbridge and Spurwing neighborhood. Now the city is
essentially entertaining a “bait & switch” scenario for these residents. A large commercial development of this nature
does not belong next to an EXISTING residential neighborhood.
Please don’t let the road improvement hook be the catalyst for approval. The road does need improvement and it will
come, I do not believe the City should forgo their plan simply because the developer has the financial means to begin
the road improvement. And eventually it will be the residents that shop at those locations that pay for the roads with
the tax revenue generated under the STARS program. I am aware that Brighton Corporation made some concessions for
this development to be approved such as location of the building and limiting delivery hours. Those concessions,
although appreciated, should not be the deciding factor either. These concessions would not have to be made if they
were building in a more appropriate location that does not abut with existing residential neighborhoods. Additionally, if
you approve this request for a comprehensive plan amendment, you set precedence for future approvals essentially
doing away with the plan altogether.
As Brighton Corporation has said themselves, there are other areas within the City of Meridian that could support this
large development with a Costco, areas that are not surrounded by current residential development.
I request that you deny this application and send the developer to another area within the City of Meridian for this
development. The City needs to maintain their integrity and show the residents that make this great city what it is that
we matter. Our opinions matter. The money we bring to the city matters. And the Comprehensive Plan that the
residents use as a tool to purchase in Meridian matters.
