Stick to the mixed- use community. Message The location of the proposed rezone for Costco at Chinden and Ten Mile is currently congested at 10,000 cars per day, expected to grow to 26,000 by 2040. Costco will likely generate an additional 10,000 cars per day. This is a residential community with a Walmart, Fred Meyer and a proposed Winco all within one mile of this location. Please, please build a Costco in a purposefully planned commercial area near I-84. Ten Mile and Chinden will be completely overwhelmed by the amount of traffic Costco will generate. Nampa Costco is only 7 miles away. Why rezone when the residents in this area have invested so much in their primary asset, their home. Costco has a HUGE draw and people come from all parts of the county to visit the store. It will be a nightmare to build this in an area in which the master plan and zoning was designed for mixed-use community and medium density housing. I understand that a handful of people will make a lot of money in developing the property for commercial use, but please consider the promises that you have made to the people who have purchased homes in this area.
