Subject Costco Proposed Development Ten Mile and Chinden
Message I would welcome a Costco in Meridian. As with any proposed development of a
commercial nature in or around a residential community "already in-place," there can
be concerns of devaluation of the perimeter homes/land. However, if I understand the
map of the proposed location, there are no developed lots/homes within the
Bainbridge Future Subdivisions, nor the multi-family development. Therefore,
buyers of those future lots would know there was a Costco either near or behind their
property. Those who alre ady own property near the site, would have known there was
an open field near them, not knowing what would be built...residential or commercial
property if dual zoned. They wanted the lot, so they took a risk. As a retired Active
Duty Air Force member, there were always concerns from home owners/residents
about encroachment being near an Air Force Base. The answer typically lied in the
reasoning that the base was there first...so area residents knew that they would hear
fighter jets training during the day. Of course a compromise was struck that there
would be quiet hours to accommodate concerns. I don't know what accommodations
could be struck with subdivision and multifamily developers, other than the road
improvements mentioned in the letter. Possibly large berms between common areas
could provide enough separation. So I say, bring on the Costco! Buyer Beware.
