The business case is obvious for Costco as it would like to link its potential and future customers of the "Treasure valley" where its two current stores lie upon the interstate corridor and serve the populated beltway from west to east. There is no North valley Costco. Costco's proposal would mitigate that condition with its new store proposal at ten mile and Chinden. It would link Middleton, Emmett and Star communities with Meridian as Costco commercial services. It would also relieve I-80 traffic and its surface routes by having a Northwest valley proposed location. Agriculture has given away to housing in the valley much like Southern California had in the 1930's. Planning is the future life style for this valley. Business is the byproduct of people living in the Treasure valley. Condensing business along the Interstate corridor increases its costs for livable communities from traffic and noise mitigation. Spreading the business footprint throughout the valley among communities is a common sense approach. The Costco approach on Chinden makes an ideal part of Meridian's role in the Treasure valley as it will remain the central core of this valley for fifty years to come. When the Greater Boise economic footprint goes to 1 million plus, Meridian will be a key to that growth as it too grows to 250,000 citizens. The Costco development proposal on Chinden and Ten Mile takes this into consideration and is and will be needed in a sensible manner. Please consider the common sense plans allowing the future to settle in as a desirable place to travel and live. The hwy 20/26 will eventually become four lanes from Caldwell to Eagle road. Hwy 44 will expand its lanes all the way from Boise to west of Caldwell to the interstate. Hwy 18 will go south from Emmett to the interstate. Costco saw what was happening to the Treasure Valley and acted. Your Job is to make it work as the valley grows. Allow Costco to develop as it proposes in general but oversee due diligence over the project as the valley will change over the next fifty years. Long after I am gone as I am 65 years of age and with much experience watching communities do the wrong things for a price. Allow an important piece of this puzzle to develop for its citizens such as the Costco/Chinden Proposal.
