Re: Fast Eddy's Carwash and C -Store
To Whom It May Concern:
Pursuant to our Conditional Use, Annexation and rezone applications for a parcel of land
located at 3775 N. Eagle Rd. Meridian, Idaho, parcel numbers 84582530280, and 50532417375.
The Conditional Use and annexation is being required to allow Fast Eddy's to build their C -
store continuous with their Carwash and Lube Shop.
The proposed project is located near the intersection of Eagle Road and N. Centrepoint Way, in
a RUT zoning district in Ada County. Previously this parcel was deannexed from the city Boise.
Our proposed rezoning would be C -G.
The drive thru lane is located on the north side of the building and site with stacking oriented
toward the east and the exit oriented to the west. There is ample space to escape the lane and
stack. The speaker and order point are also located on the east side.
We also understand that per the city of Meridian code, hours are limited Gam to 11 pm, we
would like to request that our hours be extended to 24 hours a day, seven days a week. We
feel this is an appropriate request due to the fact that we are located on a major arterial
roadway that has traffic 24 hours a day.
Please note that during our required neighborhood meeting, there was no opposition from
any neighbor.
We appreciate your approval of our conditional use, annexation and rezone applications. And
we look forward to another successful project in the city of Meridian.

proposal and the residents of the neighborhood in which the development site is located. The
meeting shall occur prior to formal submittal of the development application to the City. This letter
is such notice of an opportunity to review and discuss an annexation application to the property
located at 3775 N. Eagle Rd. Meridian, Idaho. This is not a public hearing; public officials will not be

Attached and below are initial ITD comments regarding this development. I apologize for these not being formally
written but wanted ITD comments available for discussion.
• ITD will request a TIS. Need to analyze if the NB left turn storage at Wainwright is long enough to contain the
additional site traffic
• Turning movements for the U-turn maneuver at Wainwright for the vehicles they intend to use their business.
• ITD will consider the existing center approach. However the deceleration lane needs to be brought up to today's
ITD standards. In addition, ITD would like the development to dedicate or provide a 12ft setback for future
widening of Eagle road to three thru lanes.
• The deceleration lane at Centrepoint Way should be made continuous with the decel lane for the center
approach.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
