From: Nancy Heldt [ mailto:nancy@theheldts.org ] Sent: Friday, January 26, 2018 9:27 AM To: planninginquiries Subject: Costco Proposal - OPPOSED Dear Zoning Commission and Planning Staff: I am very much opposed to the proposal to change the zoning to allow Costco and high density housing to be built at the corner of Ten Mile and Chinden. This location is inappropriate for a number of reasons: 1. It's smack dap in the middle of existing residential and single family housing, a nice quiet area where safety is not an issue. Ideally the zoning should allow the continuation of single family housing with a small, tastefully done shopping area and plenty of green space. 2. The current schools cannot handle the addition of a large number of new students if apartments are added. Even if the plat is for single family homes, the schools cannot handle it. They are already overcrowded. No new zoning changes or building should take place until this is addressed. 3. Traffic is already a nightmare and the proposed changes to this as presented will not alleviate the problem. Because there are only 3 roads supporting this corner which will never change, this is not the best location for this development. Surely there exists areas in Meridian that already have a 4-street corner with 2 to 3 lanes in each. 2 4. We seem to already have shopping areas that cannot be filled with businesses. If we're going to build another one, let's make it appealing with building that have retail on the first floor and apartments on the 2nd floor and plenty of green space so it's not just another slab of cement. If you must proceed with this development, then please put some controls in place that will ease the concerns of the neighbors. For example, Costco should be limited in making deliveries to their warehouse only between the hours of 7 AM and 7 PM. Also, no building should commence until all the roads are improved and a new school built to handle the students. Please don't push these off until after the building is started. We count on you to ensure that Meridian doesn't become an overgrown mess. Soon we will be like many cities in California that have no character if you don't control the overbuilding that seems to be going on. Please reject the zoning change proposed! Sincerely, Nancy A.
