PLANNING DIVISION-NOTE: NUMBERING FROM STAFF REPORT IS NOT CONSECUTIVE - WE HAVE USED CORRECT NUMBERING 1.1 Site Specific Conditions of Approval 1.1.1 The applicant will comply. 1.1.2 The applicant will comply. 1.1.3 Understood. 1.1.4 The applicant will comply. 1.1.5 The site plan, dated 12/14/2017, is approved with the following changes: • The project will have an onsite property manager in one of the units and maintenance will be performed by a management and landscape company. A revised site plan was submitted to staff, relocating the directory to the entrance of the development. • The applicant's representative will coordinate the number and location of enclosures with Bob Olson of Republic Services. A detail of the trash enclosures will be submitted with the Certificate of Zoning Compliance application(s). • The applicant has provided a revised site plan showing one additional trash enclosure. • The site plan has been modified to include the six additional five-foot-wide landscape islands as requested by staff and in compliance with the UDC. The modification reduced the number of parking stalls by one. Therefore, a reduction in the number of units is not necessary since the parking provided exceeds the required number of parking spaces. The request to reduce the number of units to 36 is arbitrary and significantly impacts the feasibility of the project. We respectfully request this condition be eliminated. The applicant will have the landscape plan modified and resubmitted prior to the Council hearing for staffs review and approval. 1.1.7 Building Elevations. • The applicant has provided staff an elevation of the proposed carports. Additional information will be provided with more detailed elevations and of the carport structures upon submitting for certificate(s) of zoning compliance. • The applicant will comply. 1.1.8 The revised site plan meets all the requirements of the specific use standards for multi-family developments. 1.1.9 Details of the carports will be provided upon submission for a Certificate of Zoning Compliance. 1.1.10 The applicant will comply. 1.1.11 Low pressure sodium lighting shall be prohibited as an exterior lighting source on the site. 1.1.12 The property is not being subdivided, is under one ownership, and there are no separate common lots. No such maintenance and ownership agreement will be provided. We request that this comment be removed. 1.1.13 The applicant will comply. 1.1.14 The site plan complies with the parking requirements and reflects 20 covered spaces. 1.2 General Conditions of Approval 1.2.1 The applicant will comply. 1.2.2 The applicant will comply. 1.2.3 The applicant will comply. 1.2.4 Nampa-Meridian Irrigation District has a regional pump station and delivery system that serves this area. REPUBLIC SERVICES 5.1 The applicant will coordinate with Bob Olson at Republic Services providing a scaled site plan and detail of the trash enclosure for approval prior to submittal for a certificate(s) of zoning compliance. 6. PARKS DEPARTMENT 6.1 The Parks Department had no comments on this application. 7. ADA COUNTY HIGHWAY DISTRICT 7.1 The applicant has reviewed the staff report from ACHD and will comply with all the conditions of approval.
