• Amendment to the Comprehensive Plan to change the future land use map designation
on 55+/- acres of land from Mixed Use — Community (MU-C) to Mixed Use — Regional
(MU-R); 7+/- acres from MDR to MU-R; and 5+/- acres from MU-C to MDR.
• Annexation and zoning of 81.02 acres of land from the RUT zoning district in Ada County to the
C-G zoning district (62.04 acres) and the R-8 zoning district (18.98 acres) in the City;
• Preliminary Plat consisting of 14 commercial building lots on 75.78 acres of land in the
proposed C-G and R-8 zoning districts, by Lynx/DMG Real Estate Partners, LLC; and,
• Variance to UDC 11-3H-4B.2 for two (2) accesses via W. Chinden Blvd./SH 2O-26.
Location: The site is located at the southeast corner of N. Linder Road and W. Chinden Blvd. at
1225 W. Chinden Blvd., in the NW 1/4 of Section 25, Township 4N., Range 1 W.
