John Nichols - Linder Village 7-251 Charlene Way From:John Nichols <nichols.jw@gmail.com> Sent:Tuesday, July 25, 2017 5:55 PM To:clerk Subject:Re: Proposed amendement to land at Chinden and Linder Dear Elected Officials and City Appointees; I am writing to express concerns and share my opposition to developer’s application to amend the land use map designation for the land at the Southeast corner of Chinden and Linder. It is not that I oppose any and all development. I understand and welcome the access to shopping, restaurants, and other nearby amenities that this parcel of land will bring. My concern is in regards to the significant proposed modification to the current plan and its conflict with the vision laid out in the original plan. While there are other concerns I will summarize with the following: 1. Traffic would increase significantly in the area drawing many people from other parts of Eagle, North Boise, and other nearby towns. The proposed change would draw people from a much further distance adding more traffic pressure than the current plan. Additionally, visitors would begin to learn of ‘shortcuts’ through the Paramount subdivision to access this new area. As a parent of two small children, this presents a concern above that which we already deal with due to the Rocky Mountain High School traffic. I am also concerned about the congestion that will add to Linder and Chinden. Adding another stop light access point on Chinden will make a bad situation worse. 2. The proposed modification would drastically change the scope and area from which this land would draw visitors. People from Star, Emmett, Eagle and many other surrounding areas would be drawn to this new area. The infrastructure and design of the surrounding area is not in alignment with this reach and scale. There are other areas further west that are designed for this type of volume and business. 3. The proposal that has been shared on different forums reflect a residential area on the direct north side of Paramount designated as 'Future Development'. To us residents, and one that backs up to this area, my concern is that this transition area will not be given the care and stewardship necessary to provide transition area that fits with the surrounding area and subdivision. I would like to reiterate that I am in support of development and growth that will happen in the area and on this parcel of land specifically. Development in this area will bring amenities and access to services to the area that our family will enjoy. I am asking for your support in opposing the proposed application to amend the land use map designation. Please ensure the care and long term vision of Meridian and this area, as a community oriented area are cared for appropriately. Thank you for your consideration.
