Bacall St. Meridian, Idaho 83646 July 25, 2017 To Meridian Planning and Zoning Sonya Allen Caleb Hood Bill Parsons Ref: H-2017-0088 I am writing to strongly oppose the approval of the application to change the zoning of the land on the Southeast corner of Linder and Chinden. The Meridian City Future Land Use Map has this land zoned as mixed use community. This is the proper zoning for this land to coincide with existing subdivisions such as Paramount and Lochsa Falls. I reside in Paramount and my property backs up to this land in question. If this land is allowed to be rezoned to C -G it would allow warehouse type superstores which would attract thousands of visitors daily. Some of these businesses would be open 24 hours a day. This would mean noise from deliveries and personnel at all hours of the night. This type of zoning is supposed to have transition zones from residential areas to the larger commercial areas. This is not possible here. Preliminary plans from developers show a small residential area but this does not meet the definition of a true transition area. Part of this application is to have another traffic light installed at Bergman and Chinden. Chinden is listed as an express way in the COMPASS travel plan. Lights at less than 1/2 mile distances are not to be allowed. This would violate that provision and add to the already heavy congestion on Chinden. Traffic on Chinden would become worse than Eagle Road. People would start driving through the residential area of Paramount subdivision to avoid traffic on Chinden and Linder increasing traffic in areas not designed for it. I request you deny the developers request and stay with the currently approved plan.
