To whom it may concern;
Thank you for taking the time to read my thoughts on the proposed Linder Village development. The issue I
would like to address today regards the difference between what the land is zoned for and the proposal. The lot
on the corner of Linder and Chinden is zoned "Mixed Use Community" which means it is designed for
"community-serving uses and dwellings" which are "seamlessly integrated into the urban fabric." This kind of
community is designed with the intent to include a variety of uses, including residential, and to avoid "single-
use and strip commercial type" structures.
Mixed Use Community developments require a minimum of three land use types. Residential use should
comprise a minimum of 20% of the development. Also, Mixed Use Community zoned areas do not allow
buildings larger than 30,000 sqft. Both of the proposed big box stores exceed this square footage substantially.
Non-residential structures should blend seamlessly with the aesthetics of the development. An abrupt change
from residential to big box stores does not "blend seamlessly," instead, it will change the look and feel of the
area from a nice quiet place to raise a family to a second Eagle road business district. These zoning guidelines
were put in place to ensure a safe and welcoming neighborhood for everyone who took time and careful
consideration before moving to this beautiful area.
I have additional concerns regarding the increased traffic through four separate streets in the
neighborhood. Streets children currently use to walk to their neighborhood schools. As well as the fact that
Linder has not been widened to accommodate a steady flow of traffic to the proposed development, and traffic
on Chinden will continue to slow with each additional light and turn added. Thank you again for your time and
