As I understand, the developer has proposed changing the Comprehensive Plan future land use map for the corner of Chinden and Linder. This proposal would change the area from Mixed Use community to mixed use Regional, in addition to annexing some additional land and rezoning it from RUT to C-G commercial. The current plan for Mixed Use community falls in line with the feel of the entire area. This area is not an Eagle Road. It is not a Cole Road. It is a more suburban area, and the current plan for MU-C best fits in with the current development. In addition, Chinden road is an expressway, and this requires traffic lights at no more than every half mile. The proposed plan would increase traffic in and out of the area. This would: 1. Violate the Comprehensive Plan future land use map that was set up to manage development in a way that benefits not just the developers, but the people in our communities. In particular, those of us who live in and around the area, who moved to this area because we like the nice mix of residential with small commercial. Allowing a change to Regional/ C-G commercial would draw people from a much wider area to this corner. It would increase traffic & noise substantially, in an area that is already quite busy. We already have a grocery store in this area, as well as 3 gas stations within a 1 mile radius. In addition, we have one of the largest high schools, Rocky Mountain High School, in this same area. The traffic would be overwhelming, not to mention the risk for accidents with so many people coming for the commercial businesses that would not be aware that a school exists and might not be looking for young drivers pulling out from school. 2. Violate the ability to keep Chinden an expressway. With the additional traffic expected from larger commercial enterprises, more traffic lights would be necessary. This would violate the expressway status that is currently designated for Chinden. It doesn’t seem like a clever city plan to turn Chinden into another Eagle Road. I do not feel that this proposed Amendment is in the best interest of local residents, or the community as a whole. Meridian is known as one of the best places to raise a family nationwide. When you read about what makes it so great, it has to do with a great community feel. When I think of Meridian, I don’t picture Costco on Cole Road, or Winco in downtown Boise. I picture small businesses mixed with beautiful landscaping, and a quieter feel. Even the Village has this feel to it – well designed, with a nice community feel to it. The Comprehensive Plan and future land use map, as laid out, should not be changed.
