Subject: Concerns about proposed Linder Village Development
As residents of North Meridian and the Paramount neighborhood, we are reaching out to you as a City
Official to voice our concerns about the upcoming zoning changes of the land for the proposed Linder
Village. We have been residents of North Meridian for over 10 years and have enjoyed a wonderful
community and great schools. Our concerns are that a large commercial development of this scale and size
will negatively affect our immediate neighborhood and the surrounding area in general because of it's impact
on traffic, quality of life and safety. We would like to strongly encourage the city to follow its current
Comprehensive Plan and keep this area designated for smaller retail, restaurants, offices and residential areas
consistent with Mixed Use Community.
A General Commercial Zoning at the SE corner of Linder and Chinden for the proposed development with
multiple large retail stores will draw residents from miles and miles around the area. Traffic will increase
along Chinden, Linder, Meridian road and throughout the Paramount neighborhood. Chinden Road is already
incredibly congested and there is not much relief in sight. Our biggest concern however is the increase in
traffic through our neighborhood streets. Paramount has a lot of traffic coming through our residential streets
already due to the density of current and future residential homes, townhomes, apartments, 2 schools and
various businesses. There are 3-4 potential access streets from this new development into our existing
neighborhood. Because the main roads are already so busy, it will drive more people to cut through our
neighborhood to avoid the congested stop lights on Chinden, Linder and Meridian roads. Another traffic
concern is the increased traffic that will occur from the high schoolers who will use our neighborhood streets

as a quick access before/after school and during lunchtimes to access the large retailers and restaurants. We
are concerned that all of this increased traffic will be a detriment to Paramount and all of North Meridian.
We are also concerned that a General Commercial Zoning will decrease the quality of life of the surrounding
Paramount homeowners. The potential of a large retail store with 24 hour a day operations with
continuous deliveries and shoppers is not conducive to the peace of the homeowners living nearby. There
will also be increased noise and bright lights that will offend the area. This development will also negatively
affect the property values of the homes close to it. We invested in Paramount because of the great family
atmosphere and beautiful, quality homes not to live behind a huge commercial retail development.
Safety is a huge concern to our family. We have 6 children that all ride bikes and walk to school, parks and
friends homes. We want them to be as safe as possible and not have to contend with high volumes of traffic
on our residential streets. Even now there are times of the day that are quite perilous for them to cross the
streets. We also know that crime will increase near the development. The development will bring in huge
volumes of shoppers and visitors to our neighborhood which will negatively affect the safety of
the surrounding area.
Lastly, when we purchased our home we did our research with the City. We looked at the Comprehensive
Plan, the Future Land Use Map and talked to city officials. We were confident that the city would follow their
Comprehensive Plan and allow only smaller developments that would benefit the surround neighborhoods
and add to the community feel that exists in Paramount and North Meridian. We ask that you please take this
information into consideration while reviewing the proposed zoning changes for the Linder Village.
