PZ - Chinden Linder LETTER REGARDING PHASING Linder Village - 7/11July 10, 2017 Caleb Hood & Sonya Allen Planning Department City of Meridian 33 East Broadway Avenue, Suite 1023 Meridian, Idaho 83642 RE: Linder Village Annexation & Rezone, Comprehensive Plan Amendment, Preliminary Plat & Variance 1225 West Chinden Meridian, Idaho 83646 Project #07142.000 Dear Caleb & Sonya: Thanks again for visiting with us about our project prior to the holiday weekend. Per your request, this letter is written to provide you our thinking on phasing and timing of various on & off-site improvements as we move forward with project approvals and the marketing and leasing of our project. Please understand that we are committed to building a first class mixed use project that proudly serves the community! Phase I Improvements will include the following:  Right of way street frontage improvements along Chinden Road and Linder Road including the required landscaping and sidewalk.  New full access with traffic signal on Chinden.  New partial access right in / right out on Chinden.  Three new full access improvements along Linder.  Frontage / backage road on-site improvements through the site from the north Linder access to Chinden signalized access.  Roadway improvements as outlined in ITD Approval Letter dated February 24, 2017 (see attached) and as will be further described in the future STARS agreement. As we discussed, we are currently completing the field survey and concept plan for ITD review and discussion.  Utilities extended throughout the site per the Preliminary Plat documents (includes domestic water, fire water service, sanitary sewer, and pressurized irrigation.)  Landscape buffer between residential and commercial including landscape berm and new decorative fencing.  Building pad development and associated parking areas will occur as separate applications are submitted by the various end users and developer but we believe includes Winco (Parcel 1), PetSmart (Parcel 11), retail shops (Parcel 2 & portions of Parcel 3 depending leasing) and Pad Parcels 4,5 & 6. Obviously, if the Major User shown on Parcel 10 decided to locate on our site, they would be part of Phase I also but we will adjust the site plan to include other major tenants if not as we move forward. For your reference, we have also attached a site plan exhibit shaded to illustrate our Phase I improvements as described above plus a plan that includes the second major anchor if they decided to proceed on our site.
